Palm Springs by Nakheel: everything we know so far
Palm Springs is the next large-scale villa and townhouse community from Nakheel, the Dubai Holding developer behind Palm Jumeirah and Palm Jebel Ali. Here is a clear summary of what has been shared ahead of launch.
What is Palm Springs by Nakheel?
Palm Springs by Nakheel is a master-planned residential community on Sheikh Zayed Road, positioned right below Palm Jebel Ali. The plan stretches approximately 3 km from Sheikh Zayed Road towards the coast and is built around extensive green space, water features and lifestyle amenities.
It is a villa and townhouse community, not an apartment scheme. Preliminary figures point to approximately 2,000 to 3,000 homes released across multiple phases, with Phase 1 expected to include 500 to 600+ units.

When does Palm Springs launch?
The launch is expected at the end of November 2026. Early registrations are being taken now so that buyers receive pricing, payment plans and floor plans as soon as Nakheel releases them. See the Palm Springs launch date guide for what to expect on launch day.
Can I buy more than one home?
Bulk purchases are expected to be permitted, with a minimum of 2 villas or 4 townhouses.
Why Palm Springs is getting attention
New villa and townhouse supply on Sheikh Zayed Road is rare, and Palm Springs combines a mainland address with immediate proximity to Palm Jebel Ali, Nakheel's largest waterfront project. Planned schools, healthcare and metro access make it suited to families as well as long-term investors.
All details are preliminary and subject to confirmation by Nakheel.
