The costs of buying off-plan property in Dubai
The purchase price is only part of the budget. Here are the main additional costs to plan for when buying off-plan in Dubai.
Dubai Land Department (DLD) fee
The main transaction cost is the Dubai Land Department registration fee of 4% of the property value. For off-plan purchases it is usually paid early, around the time the sale is registered. Some launches include a developer contribution towards it, which is announced with the offer.
Oqood registration
Off-plan sales are recorded on the DLD's interim register, known as Oqood. An admin fee applies to this registration.
Developer and agency charges
- Developer admin or documentation fees, where applicable.
- Brokerage commission depends on the launch. For many new developer launches the buyer pays no commission, as it is paid by the developer.
After handover
- Service charges for the upkeep of shared community facilities, set per square foot each year.
- Utility connection deposits (DEWA).
- Title deed issuance once the property is completed.
Mortgage costs
If you finance, budget for bank arrangement fees, valuation and mortgage registration. See our guide to mortgages for off-plan property.
