Getting a mortgage for an off-plan home in Dubai

Most off-plan purchases are funded through the developer's payment plan first, with bank finance usually coming in closer to completion.

Payment plan first, mortgage later

Off-plan homes are typically paid for in stages under the developer's payment plan. Many UAE banks prefer to finance once construction is well advanced or at handover, so buyers often fund the early instalments themselves and use a mortgage for the balance.

Down payments

UAE Central Bank rules cap how much banks can lend. For expatriate buyers, the minimum down payment is generally higher for properties above AED 5 million and for second homes. UAE nationals have slightly more favourable limits. Your bank will confirm the exact ratio for your situation.

Non-resident buyers

Some UAE banks lend to non-residents, usually with larger down payments and stricter documentation. Many international buyers pay through the developer plan and decide on finance closer to handover.

What to prepare

  • Passport, visa and Emirates ID (if resident)
  • Salary certificate or proof of income, and bank statements
  • For self-employed buyers, trade licence and company statements
