How to buy at a Nakheel launch, step by step

Popular Dubai launches can be allocated within days. Knowing the process in advance is the simplest way to secure the home you want.

1. Register your interest early

Before launch, buyers register interest through Nakheel or an authorised broker. This puts you on the list to receive the brochure, floor plans, price list and payment plan as soon as they are released. For Palm Springs, you can register here.

2. Expression of interest (EOI)

Many Dubai launches open with an expression of interest stage, where buyers place a refundable or adjustable amount to join the allocation queue. Whether Palm Springs uses an EOI, and its terms, will be confirmed by Nakheel.

3. Shortlist your home

Decide on home type, size and budget before launch day. Palm Springs offers 3 & 4 bedroom townhouses and 4 & 5 bedroom independent villas. Compare them in our villas and townhouses guide.

4. Unit selection and booking

When allocation opens, buyers select a specific unit and pay the booking amount set in the payment plan. Having your documents ready avoids delays.

5. Documents you typically need

  • A valid passport
  • Emirates ID for UAE residents
  • Contact details and, for companies, trade licence documents

6. Sale and purchase agreement and registration

After booking, the developer issues the sale and purchase agreement and the purchase is registered with the Dubai Land Department under the off-plan registration system (Oqood). Read about the costs of buying off-plan in Dubai.

Buying more than one home

For Palm Springs, bulk purchases are expected to be permitted, with a minimum of 2 villas or 4 townhouses.

Process details vary by launch and are set by the developer.
